Here on Chicago’s North Shore we are seeing a steady volume of homes for the 2018 market at amazing price points, with enticing rates. The variables have created an influx of ready buyers and sellers prepared to list. So the question presents itself to both groups…Are you in the right house?

Below are five indicators that a particular home you’re viewing might be “The One” – the property on which you’ll want to place an offer or know to look for during a search:

You lose interest in seeing any other homes.  When you find “The One,” continuing the house hunt planned for months, even years, starts to seem silly, like a waste of energy for some buyers or sellers. Sometimes your intuition just calls out, and you know when you’ve found the perfect North Shore property.

Almost instantly, you feel possessive about it. Not only can the winning home bring a smile to a buyer’s face, that immediate need to start the buying process or work on the offer paperwork may be the sign. If you walk through a place and leave wondering how quickly you can get your offer in, how much you’d offer to beat someone else out, or what you can do to lock it down quickly, it might be “The One.”

You start to envision your own, furniture, decor, daily activities or remodeling choices in/to the home.  They say that the best staging helps prospective buyers envision their own idealized lives taking place in the staged home.  But whether or not a property is staged, if you find your mind’s eye Photoshopping a given property to insert your own living style and favorite wall hangings into place in the dining room, and your daily meditation process in the all-season room  –– it’s possible that the home you’re in could be “The One”.

You start to rationalize obvious flaws.  Train tracks 10 feet from the bedroom window? Next door neighbor that runs a pigeon-sitting service? Okay – an awful exaggeration. But if you find yourself viewing a home with traits that you would normally deem undesirable or as deal-killers, yet you like the place so much that you instinctively compile a mental list of reasons those traits seem minimal, you might have found “The One.”

The bathroom and kitchen are appealing.  Generally speaking, other people’s kitchens and bathrooms may hold gross-out potential.  There’s just something about what goes on in those rooms that seems exceptionally intimate and even unsanitary.  So, if you happen to find yourself falling in love with a home’s slate shower floor or swooning over the pot-filler over the stove and the built-in cookbook stand on the countertop, that’s a sign that you’re falling head over heels with a North Shore home that might just be “The One.”

Seasons Change Means 2018 Opportunity Arises: North Shore-Chicago Real Estate Trends

School has begun, days are getting shorter, and the networks are eagerly trying to gear us up for football. And 2018 home sales are still brisk—despite historical four-seasons-layered-croppedseasonally adjusted outcomes we’re used to seeing.

Seasonal adjustments help make data that are inherently seasonal easier to compare month to month. You can’t get a good picture of whether it’s a good or bad year by comparing typically slow January with typically busy July. But they also lull us into a false sense of reality that all months are similar, or merely go up and down based on the strength of the market.

The raw data tell us that real estate follows a clear seasonal pattern. Inventory peaks in the summer. Sales peak in the summer. Real estate Web traffic peaks in the summer. Notice the trend?

But each local market has its own cycle. The school calendar plays a big role since families with kids prefer to move while school is out. And not all schools start at the same time.

Looking at existing-home sales data at the national level over the past several years, June averages almost twice the volume of sales as January. But inventory doesn’t vary quite as much. The typical peak for inventory is in July, but the inventory in July is usually only about 25% higher than in December. The discrepancy between the variation in sales and the variation in inventory presents an opportunity for buyers.

When sales are slower due to the season, the age of inventory rises. We monitor the median days on market of active listings, which typically bottoms in June and peaks in the winter months of December and January.

As the age of inventory increases, buyers could gain more leverage. That’s why prices are also seasonal, often peaking each summer when demand is highest and the age of inventory is lowest.

So take heart, would-be buyers! If you can resist the herd and ignore the school calendar, you will face less competition in the off-season. And if you can find a home that fits your needs, you will have more bargaining power! More info HERE

Reasons to Buy a Home in the Summer
Do you have kids in school? If so, you probably want to sell your house and move into a new one before the next school year starts. Moving over the summer lets kids finish the term at their old school, as well as explore the neighborhood and make friends before the first day at their new school.

Be Ready to Close
If you determine that summer is the best time for you to buy, be prepared to make an offer quickly, . Make sure you know your limits: Which home features are must-haves, and what is the most you are willing to spend? Also, keep in mind that even if you’re pre-approved for a loan and are ready to push paper, it may take weeks or a couple months to close on the home. If you want to move in midsummer, you may need to start house-hunting in spring.

A lesson just in time for back-to-school….Ever changing and evolving technology, the flow of information, the global economy and a shift in societal structures have altered the real estate landscape on Chicago’s North Shore and around the world, forever. Times have changed since the real estate boom of the early 2000’s. This isn’t our parents’ real estate market. And some of the strategies that were put to use in the ‘80s and 90’s, if implemented today, would cause financial harm or result in missed opportunities — or both. Before venturing into the vast world of North Shore real estate, contact a trusted North Shore real estate professional. In addition, here are five tips to consider as you explore North Shore buying or selling in this current and next generation of North Shore real estate:

1. Technology speeds things up: But don’t rush a real estate purchase

Not unlike most industries, technology and the Internet have sped up the processes of looking for, transacting or selling a North Shore home. A great new listing could hit a buyer via a text from their agent, an email alert from the local MLS, a notification from Zillow on a mobile device and maybe even an old-fashioned phone call from the buyer’s agent. The actual real estate transaction process has been sped up as well. Clients can sign contracts or review property inspection reports and disclosures on a mobile device during their beach vacation. Even so, no matter how quickly we move or how much technology can make our world efficient today, buying or selling a home should never be rushed.

2. The real estate agent’s role has shifted: But a good agent still matters

Before the Internet and online listings, some people believed the real estate agent’s only value was to provide access to the listings. It’s always been a highly emotional and financial decision, and a good, experienced, local North Shore agent likely did more than just open doors in the 1980s. Today, an additional part of the agent’s role is to make sense of the information. Data alone is meaningless without color. A good local North Shore agent, living and breathing their market, will add more value than ever. Finally, in many parts of the country, where attorneys are not involved in real estate transactions, the agent is the center of the transaction. Don’t settle. If you are not impressed with your agent, find another. The right agent can make all the difference.

3. Often a seller-beware culture today: Do your homework

Search is in the DNA of millennial or Gen Y buyers today. They simply won’t take anyone’s word for anything. They will search, research and double-check everything. A smart seller today needs to be armed and get one step ahead of the buyer. Today’s buyers have much more at their disposal, and so it’s the seller who needs to beware. Not knowing what the buyers are seeing or staying one step ahead of them can affect your bottom line when going on the market today. Leverage today’s resources and technology and think like a buyer before going on the market. Once you go live, there’s no turning back. If you aren’t completely ready to sell, don’t list.

4. We have evolved: Owning might not be for everyone

The typical home buyers of last generation got married in their early 20s, moved to a single-family home in the suburbs, got a 30-year fixed mortgage and planned to pay it off. Buying a home happened once, maybe twice in a lifetime.

It’s no longer standard practice to live in your hometown after high school or college. In fact, it’s more common for today’s professional to take a job in Denver, Dallas or even Dubai. Additionally, that stable long-term job, with access to a pension after retirement, has all but evaporated. Buyers change jobs more often than ever. The flexibility granted by renting has provided a different picture of today’s American Dream for many.

5. Know all of the loan options available today: Choose carefully

Access to dozens of loan products didn’t exist just 15 years ago. Banks have developed new products to evolve with the times. The acceptance and use of some of those products, for some people, led to a steady stream of foreclosures years later. When I bought my first home, my father suggested I get a 30-year fixed mortgage. I thought he was crazy. I didn’t know what I’d be up to in five years, much less 30. A buyer today needs to spend some time researching loan options and consider them in the context of their personal situation. Work closely with a good local mortgage professional to help decide which type of loan makes sense for you – now and in the future.

Special Tip: It’s emotional — and that’s not likely to change

No matter the decade, the changes in consumer behaviors, or the type of home, real estate transactions will always be more personal than any other. Add to this the changes in technology and the access to information, and it’s easy to lose sight of what’s important.
