Now in 2018…When you spend a little time in your Chicago North Shore home on vacation or on the weekends, you are bound to find a improvement project or two that can keep you busy. And that’s usually what happens during the winter especially right at the start of a new year, people want their houses to look their best, and any indoor project that doesn’t require windows to be open or walls to be taken down are good ones to think about. More importantly it’s vital to think of the projects that are not only aesthetically pleasing, but will also get a big bang for your North Shore real estate investment buck in the long-term.

While doors and floors fit that category, be warned that any door that’s hung in the winter might be a bit of a tight fit in the summer, when humidity can expand the wood. So, be cautious of starting wood projects.

By having the heat programmed to go on when you get up in the morning, then off when you leave for the day, then back on when you arrive home, you can keep the temperature of your home constant. This type of project is an easy do-it-yourself project. It’s just a couple of low-voltage wires, so it’s really something anyone can handle, and some of them cost as low as $25. It can pay for itself in a month or two.

2. Insulate your water heater: Another way to save energy is to lower the temperature of your water heater, and insulate it. The ideal temperature is 120 degrees. It doesn’t cost you anything to turn it down, and by wrapping it in insulation, you can ensure that the water stays hot when it is not being used. You can buy insulation kits at your local North Shore-Glencoe hardware store.

3. Paint a room: This is the greatest winter project, it’s a great cure for the midwinter blues. And a $50 investment in paint can dramatically transform a room. When you are spending more time inside, you have more time to look at what needs to be refreshed. This is a quick, do-it-yourself project and a small investment can make a big difference.

4. Refinish the basement: Need a contractor for a project? Find one in the winter, contractors are slower in the winter, and one project that’s especially popular is refinishing the basement — you can often find someone to take this on. Of course, the ever-popular bathroom and kitchen remodels, are seasonless, and sometimes endless, can also be started in winter (as long as a wall doesn’t need to be knocked out).

5. Get organized: So many people resolve to get organized at the New Year and winter is a great time to actually take action on that resolution. More great news for late summer 2014…The Median Chicago North Shore Sales Price in July was up 2.1% from market action reporting in July of 2013 and down -0.9% from sales figures reported last month. The Average Sales Price in July was up 6.3% from totals calculated in July of 2013 and down -2.0% from last month. July 2014 ASP was at highest level compared to July of 2013 and 2012.

Market Time

The average North Shore Days on Market (DOM) shows how many days the average North Shore Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for July was 40, down -20.0% from 50 days last month and down -27.3% from 55 days in July of last year. The July 2014 DOM was at its lowest level compared with July of 2013 and 2012.

Property Sales

July Chicago-North Shore Property sales were down -11.9% from totals in July of 2013 and -5.1% lower than sales totals last month. July 2014 sales were at a mid-level compared to July of 2013 and 2012. July YTD sales are running -12.0% behind last year’s year-to-date sales.

Inventory & MSI

The Total Inventory of Northern Shore Properties available for sale as of July was up 2.6% from last month and up 6.6% from July of last year. July 2014 Inventory was at a mid-range compared to July of 2013 and 2012.

A comparatively lower MSI is more beneficial for North Shore sellers while a higher MSI is better for North Shore buyers. The July 2014 MSI of 3.8 months was at a mi- range compared with July of 2013 and 2012.

Feb Market Action-2014Prices

More Spring ready  Chicago real estate surges…The Median Sales Price in February was up 17.6% based on market action reporting in February of 2013 and down -8.5% from totals last month. The Average Sales Price in February was up 11.2% compared to February of 2013 and down -19.4% based on figures calculated last month. February 2014 ASP was at highest level compared to February of 2013 and 2012.

Property Sales

Chicago North Shore February Property sales were down -12.0% from market action reporting in February of 2013 and -18.7% lower than the sales figures last month. February 2014 sales were at a mid-level compared to February of 2013 and 2012. February YTD sales of 359 are running 0.8% ahead of last year’s year-to-date sales totals.

Inventory & MSI

The Total North Shore Inventory of Properties available for sale as of February was up 3.3% from last month and down -27.6% compared to February of last year. February 2014 Inventory was at the lowest level compared to February of 2013 and 2012.

 Market Time

The average North Shore-Chicago Days on Market (DOM) shows how many days the average North Shore Property is on the Market before it sells. The lower the ratio is below 100% the more of a Buyer’s market exists, a ratio at or above 100% indicates more of a North Shore Seller’s market. The February 2014 Selling Price vs List Price of 97.0% was up from 95.0% last month and up from 94.6% in February of last year

Glencoe-North Shore Market Trends: Update December-January2014

The year-end figures continue to trend on a high note…. The IllinoisChicago North Shore housing market saw November median prices rise 7.4% over previous-year levels, according to a recent report by the Illinois Association of REALTORS®.

Statewide home sales (including single-family homes and condominiums) in November 2013 totaled 10,624 homes sold, down from 10,820 in November 2012. Housing inventory Statewide as well as on the North Shore of Chicago in November was down 19.7 percent compared to a year earlier, dropping from 77,109 homes for sale in November 2012 to 61,882 this year.

Classically the notion of supply and demand shows dominance around this time of year. The decrease in the number of homes available on the market may force North Shore consumers who clearly show they want to buy, to pay a higher price point. Note that interest in North Shore real estate purchase remains strong, with attractive rates and the prospect of long-term investing. Listings in the North Shore-Barrington region decreased 3.5 percent to 558. Listings Under Contract were up 14.6 percent to 519. Inventory levels shrank 23.7 percent to 2,531 units. Prices got a lift. The Median Sales Price increased 19.9 percent. Market Times were down 32.6 percent to 97 days. The monthly average commitment rate for a 30-year, fixed-rate mortgage for the North Central-North Shore Chicago region was 4.27 percent in November 2013, up from 4.20 percent in October, according to the Federal Home Loan Mortgage Corp. In November 2012 it averaged 3.33 percent.

Thirty-six (36) of 102 Illinois, Chicago North Shore counties showed annual home sales increases in November 2013. Thirty-nine (39) counties showed year-over-year median price increases including Cook, up 13 percent.

Sales and price information is generated by Multiple Listing Service closed sales reported by 30 participating Illinois REALTOR® local boards and associations including Midwest Real Estate Data LLC data as of Dec. 7, 2013 for the period Nov. 1 through Nov. 30, 2013, and will continue through January 2014. The Chicago PMSA, as defined by the U.S. Census Bureau, includes the counties of Cook, DeKalb, DuPage, Grundy, Kane, Kendall, Lake, McHenry and Will. (NOTE: The Decatur Association of REALTORS® data is not included in the November report due to a Multiple Listing Service change.)
